Baoan District successfully sold a parcel of land to clarify relevant requirements for prefabricated buildings

On the afternoon of July 15, Baoan successfully listed the A115-0237 parcel for sale. The parcel is located in the Gushu area of Xixiang Street, with a land area of 4000.43 square meters. The starting price of the land parcel was 92.8 million. After 20 rounds of bidding, it was finally sold for 185 million yuan. Shenzhen He Rongyuan Hotel Management Co., Ltd. won the bid to build a prefabricated hotel of 11,600 square meters and 400 square meters of commercial facilities.


The A115-0237 parcel is located at the intersection of Shunchang Road and Hangcheng Avenue, Xixiang Street, near the Huafeng International Robot Industrial Park. The land is for commercial use. After the completion of the parcel, the hotel part can be transferred as a whole, and the commercial part can be transferred separately. In order to meet the aviation height limit requirements, the building height limit is 48.7 meters.


It is reported that the red line of the project land enters the blue line of the flood discharge channel of the Tiegang Reservoir, with an area of about 4 meters and an area of about 130 square meters. There shall be no buildings or structures within the blue line of the river course and the management range of the river course, which is one of the conditions for the transfer of parcels.


In the A115-0237 parcel land use right transfer contract, the project is required to implement prefabricated buildings in accordance with the "Special Rules for the Development of Shenzhen Prefabricated Buildings". Prefabricated building refers to a building that transfers a large amount of on-site work from traditional construction methods to the factory, where the building components and accessories are processed in the factory, and transported to the construction site, and assembled and installed on-site through a reliable connection method. Because of the use of standardized design, factory production, assembly construction, information management, and intelligent applications, prefabricated buildings are a representative of modern industrial production methods, which are conducive to saving resources and energy, reducing construction pollution, and improving labor production efficiency and quality and safety.


As one of the country's first prefabricated building demonstration cities, in recent years, Shenzhen City has vigorously improved the level of building industrialization, greening, informatization, standardization and refinement, and built a national prefabricated building pioneer city.


Shenzhen takes the land use link as an important starting point to expand the types and scope of implementation of prefabricated construction projects, and note the relevant requirements of prefabricated buildings in the key points of land planning for each block. In the project land supply plan, the relevant requirements of the prefabricated building are clarified and implemented in the land transfer contract.
