The first star-rated prefabricated building project in Xiamen City, Fujian Province is produced: environmental protection and energy saving, the assembly rate exceeds 60%

The building components are processed and prefabricated in the factory in advance, and then assembled at the construction site. This kind of house built like building blocks is called a prefabricated building and is the direction of the development of the construction industry. The reporter learned from the Xiamen Municipal Construction Bureau that the design of the No. 2 plot of Xiamen New Economy Industrial Park has recently been assessed as a one-star prefabricated building, becoming the first star prefabricated building in Xiamen City.

The one-star prefabricated buildings evaluated as the project design are the first, second, and third buildings in the second plot of the New Economy Industrial Park, two of which are concrete structures and one is a steel structure.

At the construction site of Building One, the reporter saw that the concrete structure of the prefabricated building has reached the 11th floor. Originally, the floor slabs needed to be poured on-site, but now they are all replaced with prefabricated floor slabs. After installation, as long as the supporting aluminum formwork is removed/disassembled, the next floor can be constructed. This not only does not produce construction waste, but also greatly reduces the environmental impact caused by wet operations such as concrete mixing and noise. According to reports, in addition to the beams, columns and walls of the load-bearing structure still need to be cast-in-place, most of the building components here are prefabricated production and installation.

In August last year, the "Administrative Measures for Evaluation of Prefabricated Buildings in Fujian Province" was officially promulgated. At the beginning of this year, the Municipal Construction Bureau further refined the evaluation standards and distinguished prefabricated buildings according to the assembly rate of the comprehensive evaluation. The assembly rate reaches 60% for one-star, 76% for two-star, and more than 90% for three-star. The evaluation adopts the method of project construction unit declaration and expert evaluation, which is divided into two stages: design and construction.

Guo Jiaying, Project Leader of Block 2 of the New Economy Industrial Park: (Assembly rate) includes the application proportions of the entities such as prefabricated laminates and prefabricated stairs that our main structure is applied to, and then also includes comprehensive scoring including the delivery of full decoration, the application of BIM technology, and so on. In the final score, each of the three buildings in our project has a score of more than 60 points (60%).

According to the plan, the three prefabricated buildings in the No. 2 plot of the New Economic Industrial Park will complete the main project in September this year, and continue to implement the prefabricated decoration construction in the next fine decoration.
