Construction of the first steel structure prefabricated housing demonstration community in Hunan Province started

At 9 a.m. on March 21, 2021, the groundbreaking ceremony of the first steel structure prefabricated residential demonstration project in Hunan Province-Zhongtian Lutai was successfully held in Wuguang New Town, Tianyuan District, Zhuzhou City. The ceremony was hosted by Zhuzhou City Prefabricated Building Industry Chain and undertaken by Hunan Zhongtian Group. Zeng Jing, chief engineer of the Municipal Housing and Urban-Rural Construction Bureau and director of the Municipal Prefabricated Building Industry Chain Office, presided over the ceremony. He Anguo, deputy chain leader of the city's prefabricated construction industry chain and director of the Municipal Housing and Urban-Rural Development Bureau, attended the ceremony and delivered a speech.

The total investment of the Zhongtian Lutai project is 1.382 billion yuan, with an aboveground construction area of 178,500 square meters and an underground construction area of 38,000 square meters. The project is positioned as a steel structure double courtyard ecological community, including 9 100-meter-high, 32-story residential buildings. All the projects are constructed by steel structure assembly, with an assembly rate of 62.5%, and are designed according to the two-star standard of green building, and are constructed by Hunan Zhongtian Group in accordance with the general contracting mode of the project. Based on the characteristics of the project, the project will carry out pilots and demonstrations in 8 aspects, including steel structure assembly (level A), green buildings (Two-star), green construction, EPC, BIM, green construction, construction waste reduction, and smart communities. The project has been included in the scope of applying for the Hunan Province Green Construction Demonstration Project. The Zhongtian·Lutai project is the first high-rise steel structure prefabricated residential project in Changzhutan area, and the first steel structure residential project constructed in the EPC mode in Zhuzhou City.

According to Yang Zhongjie, Chairman of Zhongtian Group, the structural design of the Zhongtian Lutai project adopts the patented technology of the hidden frame-steel plate shear wall and the steel tube shear wall structure. Taking advantage of the light weight of the steel structure, good cantilever performance, high strength, and large span, the design of a double courtyard (terrace) in the sky with a cantilever span of 5 meters is lighter and more economical than a concrete structure. The pioneering combination of steel structure and large-span sky courtyard to create a green ecological residence is a pioneering work in Zhuzhou City, Hunan Province, and even the whole country. Beginning in 2017, Zhongtian Group has taken the mission of "highlighting the prefabricated features of steel structures and committed to becoming a green building supplier with integrated innovation in design, manufacturing, and construction technology". In terms of strategy, research and development, and technical preparations and dormant for three years, innovation and change, deepening the transformation. In order to cultivate the core competitive advantage of the company, a research and development team composed mainly of 12 senior engineers, professors, 6 registered first-level structural engineers and 3 doctors of engineering has been organized. A total of 23 invention patents and utility model patents have been authorized and substantively examined by the State Intellectual Property Office in the past two years. Adopting the general contracting model for the project is not only the preferred choice of prefabricated construction methods, but also a comprehensive review of Zhongtian as a construction group developing in the entire industry chain. Development, design, manufacturing, and construction are all undertaken by the core subsidiaries of Zhongtian Group, which can achieve cross-unit and cross-professional collaboration among subsidiaries. It is conducive to promoting the deep integration of design, manufacturing, and construction, and promoting the sharing of upstream and downstream resources, technology integration and linkage development of the industrial chain.

Director He Anguo pointed out in his speech on behalf of the prefabricated construction industry chain and industry authorities that the Ministry of Housing and Urban-Rural Development mentioned in the eight key tasks of the work in 2021: Accelerate the development of "Building in China", improve the prefabricated building standard system, and vigorously promote steel structure buildings. Zhuzhou City was listed as the "National Pilot City for Steel Structure Prefabricated Residential Buildings" in 2019. The steel structure has many advantages such as excellent seismic performance, fast construction speed, excellent project quality, energy saving, environmental protection, flexible layout, and high housing yield. Green ecological buildings carry people's yearning for being close to nature and integrating into a harmonious and beautiful life, as well as the needs of residential buildings for safety, durability, health and comfort, convenience of life, resource conservation, and livable environment. The launch of the Zhongtian Lutai project will have exemplary significance for the development of green buildings and prefabricated industries in Zhuzhou City. The prefabricated construction industry chain and industry authorities will accelerate the development of prefabricated buildings in Zhuzhou, provide strong support for the project, and create good conditions for promoting the high-quality development of enterprises and the progress of the industry.
