China Overseas Property acquires 91 acres of residential land in Chengdu for 1.947 billion yuan, built with prefabricated concrete structure

On August 5, Chengdu transferred two residential plots with a total area of 86,300 square meters and a total planned construction area of 172,600 square meters at a starting total price of 2.107 billion yuan.

In the end, the East Bus Station plot was captured by China Overseas Property at a total price of 1.946.928 million yuan, 12% of the rented housing area ratio was transferred free of charge, and the transaction floor price was 16,000 yuan/㎡, with a premium rate of 28%; The Longtan temple site, on the other hand, was unsold because the offer did not meet the reserve price.

The plot of East Bus Station is located in Baohe Street, Chenghua District, named as Group 2 of Dongsheng Community, Baohe Street, Chenghua District, Group 4 and Group 5 of Donghong Road Community, collective land, with a net land area of 91.26 mu and a developable volume of 121,700 square meters. The initial floor price is 12,500 yuan/㎡, the building density is ≤20%, and the floor area ratio is 1-2.

According to the transfer conditions, the proportion of finished residential buildings (fully decorated) in the plot shall not be less than 50% of the residential area of the project; the highest point of the building (including all buildings, structures and facilities) shall not be greater than the absolute altitude of 819 meters above the aviation limit .

The competitor must build a set of public toilet facilities with a built-in area of not less than 80 square meters, a kindergarten with a construction area of 6.56 mu (the construction scale should be no less than 12 classes), and a community green space with a land area of 14.45 mu. Meanwhile, the competitor should set up an east-west passage with a width of no less than 7 meters in the parcel (open to the outside free after completion).

The Longtan Temple plot is located in Helin Community Group 1 and Helin Community Collective, Longtan Street, Chenghua District. It is an urban residential land with a net land area of 38.22 mu, a developable volume of 51,000 square meters, a floor area ratio of 1-2, and a starting floor price of 11500 yuan/m2, building density ≤20%.

According to the transfer conditions, the plot must be equipped with a public toilet with a construction area of not less than 100 square meters; the prefabricated assembly rate of a single building with a fabricated concrete structure in the plot shall not be less than 30%.
