Six prefabricated commercial housing projects in Kunming City, Yunnan Province get pre-sale certificates "in advance"

On November 27, the Yunnan Provincial Prefabricated Building Technology Demonstration Project "On-site Observation Meeting" was held at the site of the Vanke City·Vanke West County Community Project to fully demonstrate Kunming's achievements in prefabricated housing construction. It is understood that Kunming has taken the lead in implementing the pre-sale policy for pre-sales of prefabricated buildings in Yunnan Province. At present, 6 prefabricated concrete commercial housing projects have enjoyed this policy, that is, the pre-sale permit can be applied for in advance when the project enters the ground for construction. Effectively stimulate the enthusiasm of real estate development enterprises with the awareness and ability of building industrialization to rationally apply fabricated building technology.

The biggest difference between prefabricated buildings and traditional buildings is that the production of prefabricated components such as slabs, columns, and beams is completed in the factory. Only professional assembly is required on the construction site to realize building splicing. It replaces the traditional cast-in-situ operation of reinforced concrete, which is like building a house like building blocks. It has the advantages of high production efficiency, good product quality, and fast construction speed.

In order to promote technical exchanges in the industry, promote the development and progress of the construction and real estate industry in Yunnan, improve the quality and efficiency of the project, and promote the high-quality development of real estate in the province, the Department of Housing and Urban-Rural Development of Yunnan Province and the Bureau of Housing and Urban-Rural Development of Kunming City jointly organized the on-site observation meeting. In recent years, Kunming City has successfully landed 693,000 square meters of prefabricated concrete residential projects and 5.686 million square meters of prefabricated steel structure projects without adopting mandatory promotion policies. In 2018, 2.516 million square meters of prefabricated construction projects were approved, and 3.863 million square meters of prefabricated construction projects were approved in 2019. Through the implementation of prefabricated building demonstration projects, a number of major industries that can support the actual implementation of prefabricated building projects have been initially cultivated. Based on the production capacity of prefabricated steel structures reaching 555,000 tons/year, we will guide 4 floor-mounted prefabricated concrete precast component manufacturers with an annual production capacity of 540,000 cubic meters. In addition, more than 10 new wall materials industries represented by autoclaved aerated concrete walls, steel mesh walls, and phosphogypsum walls have been formed, and they have begun to take shape in the main components and supporting industries of prefabricated buildings.
