The first fully prefabricated residential project in Wuhu City, Anhui Province will be launched soon

On October 16, Anhui Tonghai Real Estate successfully won the 2017 parcel of land in Jinghu District (that is, the land on the north side of Wuhu Station East Square) with 354 million yuan. The transaction floor land price is 2892.11 yuan/㎡, which also means that the first fully prefabricated residential project in Wuhu City is about to come out.


The plot of No. 2017 in Jinghu District extends to Tingyuan Road in the west, the Second Ring Gas Station in the east, and Guizhou Zhiyi Road in the north. The total area of the plot is 61201 square meters, the residential land has 70-year property rights, the planned plot ratio is ≤2.0, and the planned building density is ≤25%.


The parcel attracted four companies to participate in the auction, Wuhu Haichuang Real Estate Co., Ltd., Anhui Tonghai Real Estate Co., Ltd. (Fuyang Jinggong), Hefei China State Construction International Investment Development Co., Ltd. (China State Construction), Guangdong Tengyue Construction Engineering Co., Ltd. (Country Garden) etc. After an hour of competition, Anhui Tonghai Real Estate successfully acquired the land. This is the first entry of Anhui Tonghai Real Estate into Wuhu City and the first entry into the southern Anhui region.


It is understood that 2020 is the first year that prefabricated buildings will land on operational land in Wuhu City. Fabricated reinforced concrete structure is one of the important directions of China's building structure development. It is conducive to the development of my country's construction industrialization, improving production efficiency, saving energy, developing green and environmentally friendly buildings, and improving and ensuring the quality of construction projects. In order to vigorously promote prefabricated buildings, the Wuhu City Land Reserve Center directly wrote this requirement into the auction announcement, stipulating that all construction projects on the 2017 parcels must be constructed using prefabricated construction technology. This also means that the 2017 parcel will be the first residential project in Wuhu City that uses prefabricated buildings.


It is understood that Anhui Tonghai Real Estate is a subsidiary of Anhui Jinggong Group, with a total development area of approximately 8 million square meters. The projects are spread all over Taihe, Funan, Mengcheng, Fuyang, Hefei and other regions. Jinggong Group Green Construction Group Co., Ltd. is a domestic green and environmental technology company specializing in assembly PC production, environmental protection equipment production, and technology development services. The Group has successfully landed its PC production base in Wuhu City, which will further improve the supporting facilities for the prefabricated housing industry in Wuhu and promote the healthy and steady development of prefabricated buildings in the city.


In addition, according to the auction announcement, all commercial residential houses built by the bidder on the plot will be repurchased by the government through price-limit repurchase, with a unit price of 7,500 yuan/㎡. The bidder must also build a community service center (including community neighborhood committees, cultural and sports activities) and a community party and mass service center with a construction area of not less than 1500 square meters in the plot.
