The "Changde Municipal Party School Student Dormitory Building" project, led by the Changde Municipal Party Committee and Government of Hunan Province, implemented with prefabricated construction technology, was successfully topped in June 2020. As a prefabricated public construction project invested by the Changde Municipal Party Committee and Government, the project has a very important model demonstration effect and has played a positive role in promoting the development of the construction industrialization and modernization of the construction industry in Changde City.

Recently, Lu Zhengyue, deputy director of Changde Housing and Construction Bureau, visited the project. He pointed out that promoting the development of prefabricated buildings requires the coordination of the entire industry chain. In the early stage of the project, the traditional design and construction unit should communicate in depth with the prefabricated construction company, optimize the early-stage technical planning of the project, make overall planning and design, component parts production and transportation, construction installation and operation management, so as to achieve cost, quality, and schedule controllable .

The project is located on the campus of the Party School of the Municipal Party Committee of the Hefu National Forest Park with beautiful scenery. It has five floors above ground and covers an area of 1675 square meters, with a total construction area of 8,280 square meters and a building height of 17.1 meters.The structure of this project is a fabricated frame; the seismic fortification intensity is 7 degrees; Changde Yuanda Construction Industry Co., Ltd. provides PC components and industrialized technical service support. The PC components used include: external wall panels, internal partition walls, laminated floor slabs, prefabricated stairs, air conditioning panels, etc. The assembly rate is as high as 52.6%.

It is understood that this project is the first cooperation between Changde Yuanda and Decheng Construction Group. It adopts advanced BIM technology. In order to ensure the whole process management of design, production and assembly, the application of BIM technology is imperative. In an era when industrial elements and information elements are increasingly connected, BIM technology will achieve a more perfect integration with prefabricated buildings and promote the innovative development of the construction industry.

Ding Changlin, the on-site project manager of Decheng Construction Group, the general contractor, said that the prefabricated buildings in Changde City are currently in the preliminary stage of development and lack a professional construction team.  The traditional craftsmanship and prefabricated craftsmanship in the early stage need time to run in. But after the middle and late construction process is proficient, the prefabricated construction period and quality have greater advantages. During the running-in process, Changde Yuanda Construction Industry Co., Ltd. provided prefabricated professional technical guidance and design team to escort the successful completion of the project.

Huang Jianhua, the person in charge of the construction agent, told reporters that the use of prefabricated PC components greatly reduces construction waste at the construction site. Assembly and connection of components at the construction site can reduce the impact of construction on the surrounding environment, and noise pollution can also be effectively controlled, which is beneficial to environmental protection, energy saving and consumption reduction. At the same time, the implementation of prefabricated construction has improved the progress of project construction and scientifically and reasonably shortened the construction period of the project. The advantages of prefabricated buildings of "clean, tidy, short construction period, and low noise" are perfectly combined with the special quiet environment that the party school needs.
