In recent years, Zhongshan City has accelerated the development of prefabricated buildings, and vigorously promoted prefabricated buildings through policy guidance, so as to effectively promote the green development of urban and rural construction and drive the overall transformation and upgrading of the construction industry. Recently, the first government-invested prefabricated building in Zhongshan City was capped ahead of schedule, which will play a good demonstration effect on the development of prefabricated buildings in the city.

Recently, the pre-school education building project of Zhongshan Vocational and Technical College, the first government-invested prefabricated building in Zhongshan City, was successfully capped. According to the person in charge of the city agency project management office of the project constructor, the project is located in Zhongshan Vocational and Technical College, covering an area of 1,780 square meters and a total construction area of 9,875 square meters. The project is constructed with prefabricated building technologies such as steel truss floor deck, light steel keel fiber cement board + gypsum board partition wall, etc., which has achieved the effects of improving project quality and construction efficiency, as well as saving energy and reducing consumption. After four months of intense construction, the building was finally capped ahead of schedule at the end of August.


The reporter learned that, as a new type of construction technology promoted by Zhongshan City in recent years, prefabricated buildings transfer a large number of on-site operations in traditional construction methods to factories. The factory-processed building components and accessories (floors, wall panels, stairs, balconies, etc.) are transported to the construction site, assembled and installed through reliable connections, which is the representative of modern industrial production methods. Compared with traditional construction methods, the advantages of prefabricated buildings are concentrated in resource saving, high quality, short construction period, and controllable cost after large-scale application, which is in line with the city's trend of energy conservation, emission reduction and green development.


In order to accelerate the development of prefabricated buildings, Zhongshan City issued the "Implementation Opinions on Accelerating the Development of Prefabricated Buildings" as early as the end of 2018: It is clear that by the end of 2020, the proportion of prefabricated buildings in the new construction area will reach more than 15%, and a policy and technical support system that adapts to the development of prefabricated buildings will be basically formed. By the end of 2025, the proportion of prefabricated buildings in the new building area will reach more than 35%, and the formation of a number of large-scale enterprises in design, construction and parts production will be promoted. It has an engineering general contracting enterprise with a modern assembly and construction level and a professional team corresponding to it. It has built 2-3 prefabricated building demonstration bases, and strives to become a provincial-level prefabricated building demonstration city. In order to achieve the goal, in 2019, Zhongshan City issued the "Evaluation Standards for Prefabricated Buildings" to comprehensively regulate the standards for prefabricated buildings.


Subsequently, the Municipal Bureau of Housing and Urban-Rural Development took the lead, and multi-departmental cooperation promoted the application of prefabricated buildings. At the beginning of 2020, the Municipal Bureau of Housing and Urban-Rural Development and the Municipal Bureau of Natural Resources jointly issued the "Notice on the Implementation of Construction Area Incentive Measures for Prefabricated Building Projects". For projects that meet the conditions and voluntarily adopt prefabricated buildings, 2.7%, 2.8%, 2.9%, and 3.0% of the total construction area of the project will be awarded according to different levels, excluding the construction area, and more construction entities will be encouraged to actively adopt prefabricated buildings. At the end of 2021, the Zhongshan Housing Provident Fund Management Center issued the "Notice on the Implementation of Preferential Policies on the Loan Amount of Commercial Housing Provident Fund for Prefabricated Building Projects in Our City", stipulating that employees purchase commercial housing of construction projects that have passed the pre-assessment of prefabricated buildings. When applying for a housing provident fund loan, the loan amount can be increased by up to 20%. With the launch of the renovation and upgrading of low-efficiency industrial parks in villages and towns in our city, in March this year, the "Guidelines for the Evaluation of Prefabricated Industrial Buildings in Zhongshan City (Trial)" was re-launched to guide the application of prefabricated building technology in industrial buildings.


According to incomplete statistics, in terms of commercial and residential buildings in Zhongshan, some of the projects developed by real estate companies such as Vanke, Country Garden, Times China, Longfor, and Guangdong in Zhongshan have adopted prefabricated building technology to varying degrees. In terms of government-invested construction projects, the pre-school education building of Zhongshan Vocational and Technical College is the first government-invested pre-assessed pre-assessed building project in our city to meet the basic requirements of Guangdong Province's "Prefabricated Building Evaluation Standards".
