Promote the development of prefabricated buildings and accelerate the application of innovative technologies

Prefabricated buildings are an important starting point to achieve the "double carbon" goal, and are far superior to traditional buildings in terms of green and low carbon, energy saving and emission reduction. In recent years, the state has promoted the development of prefabricated buildings with increasing efforts. During the "14th Five-Year Plan" period, whether prefabricated buildings can further develop sustainably and healthily is related to the overall high-quality development of the construction industry, and also determines the green development of the construction industry.


Xu Wenhao, general manager of the marketing company of Sany Construction Technology Co., Ltd. (hereinafter referred to as "Sany Construction"), and Ma Yunfei, president of Sany Construction Design and Research Institute, combined with the actual development of the enterprise. They proposed that to promote the healthy and rapid development of prefabricated buildings, we must return to the essence of industrialization, promote green construction in the entire process of engineering construction, and accelerate the application of innovative technologies.


The development of prefabricated buildings focuses on "full-process industrialization"


Prefabricated buildings are characterized by "standardized design, factory production, and prefabricated construction", and have the attributes of "green and low carbon". However, from the current point of view, the thinking concept of industrialization, industrialization and systematization of the construction industry has not been fully established, and each link is fragmented to a certain extent.


From the practice of Sany Construction, in order to make prefabricated buildings truly exert the effect of energy saving and emission reduction, we must focus on "full-process industrialization". On the one hand, it is necessary to change the thinking that "the construction stage does not contribute much to energy saving and carbon reduction". Building energy consumption is mainly in the material production and operation and maintenance stages, and the carbon emissions in the construction stage account for only 1%. However, this does not mean that the construction stage is not important, because the construction quality determines the energy saving and emission reduction effect in the later operation and maintenance stage, and the continuous optimization of the construction process must be carried out to ensure the low-carbon greenness of the subsequent operation and maintenance. At the same time, rather than focusing on a certain stage, we should think about how to minimize energy consumption in the entire life cycle of the building. On the other hand, it is necessary to deeply integrate the two majors of architecture and structure, and formulate reasonable energy-saving and emission-reduction targets starting from the design stage. Clarify the selection of environmentally friendly materials, the layout of the apartment, the application of new technologies, etc., with the guidance of green energy saving, and maximize the advantages of prefabricated buildings.


Ma Yunfei added that in addition to technical investment, the construction of digital platforms is also crucial. Digital applications should run through the whole process of prefabricated buildings. The digital model should not only enable the whole process of production and guide construction, but also serve for energy saving and carbon reduction in the operation and maintenance stage. Promoting the "integration of three industrializations" of industrialization, digitization and greening and promoting the rapid development of prefabricated buildings are an important direction for future industry transformation and upgrading.


Abandon the development idea of "assembly for assembly"


At present, in order to speed up the development of prefabricated buildings, many regions take the assembly rate as the main indicator for formulating support policies, and give certain preferential support to "standard" enterprises and projects. The assembly rate is one of the important indicators to evaluate the assembly degree of prefabricated buildings, which is of great significance for the promotion of prefabricated buildings. However, in the development of prefabricated buildings, there is a deviation in the understanding of the assembly rate in some areas, and the phenomenon of "water release" occurs in actual operation, resulting in the emergence of "camouflaged prefabricated buildings".


To promote the sustainable and healthy development of prefabricated buildings, we must return to the original intention of building industrialization: the adoption of an industrialized evaluation standard system will greatly reduce on-site construction, labor, and energy and resource consumption, and cannot be "assembled for assembly's sake".


Xu Wenhao emphasized that government departments are important promoters of the development of prefabricated buildings, and they should mobilize the enthusiasm of all parties while continuously improving the assembly rate. Through the application of new technologies, the quality of housing can be improved and the popularization of higher-level energy-saving standards can be promoted, which will truly benefit the development of all parties.


In addition, Ma Yunfei proposed that the state and industry authorities should encourage increased investment in scientific and technological research and development and new product development, lead the establishment of authoritative evaluation institutions and cultivate talent teams, and promote the healthy and rapid development of prefabricated buildings. We should encourage and guide the development of advanced prefabricated structural technology systems, and provide policy support for the problems existing in the promotion of new technologies, so that prefabricated buildings can truly lead the green and low-carbon development of the construction industry.


Promote the development of new technologies for prefabricated buildings
