The area of prefabricated buildings in Hainan is expected to double growth for four consecutive years

On November 12, Sanya's first prefabricated construction component production base project co-operated by Sanya Urban Investment Group and Haiken Construction Group held a groundbreaking ceremony. After the project is completed and put into production, it will effectively fill the gap in Sanya's lack of prefabricated building material production bases, fill up the industrial shortcomings in the southern region of Hainan Province, promote the modernization of Sanya's construction industry, and promote the high-quality and high-standard construction of Hainan Free Trade Port.

According to the relevant person in charge of the Provincial Department of Housing and Urban-Rural Development, in recent years, the state has intensively issued policy documents on the promotion of prefabricated buildings, and Hainan Province has also actively refined and improved policy measures. Hainan regards prefabricated buildings as an important measure to promote the transformation and upgrading of the construction industry and one of the important supporting tasks for carbon peaking and carbon neutrality, and it has been included in the National Ecological Civilization Experimental Zone (Hainan) as one of the four landmark projects for construction.

"Compared with traditional buildings, prefabricated buildings have incomparable advantages in terms of building quality, construction period, energy conservation and environmental protection." Feng Jian, Secretary of the Party Committee and General Manager of the Hainan Branch of China State Construction Engineering Group Co., Ltd., said that the 1.5-level enterprise port project in Jiangdong New District that they undertake adopts a "steel structure + modular" prefabricated building form. The largest module is 17 meters long and weighs about 25 tons, and the smallest module is about 10 meters long and weighs about 7 tons. It integrates structure, pipelines, and decorations to give full play to the advantages of prefabricated buildings.

"If the traditional concrete building is used for construction, it will take at least 15 months and about 450 days of construction period." Feng Jian introduced that the 23,000-square-meter building they took on was constructed with 297 modular boxes and 800 tons of steel structure components, and within 20 days, the main body of three 7966-square-meter steel structure buildings was capped. The hoisting of 297 modular units was completed in 8 days, the curtain wall, electromechanical and decoration construction of 7 buildings of 23,000 square meters were completed in 30 days, and all the projects were completed in 72 days, which is 6 times faster than traditional construction. It can not only avoid pollution on the construction site, but also save manpower, improve production efficiency, and achieve "building a house like a car."

The reporter learned from the Provincial Department of Housing and Urban-Rural Development that in 2017, Hainan began to promote the prefabricated construction model from government-invested schools, hospitals and other public construction projects, and gradually extended it to projects such as commercial housing, office and commercial buildings, and public transportation sites. Since 2018, Hainan has continuously improved the top-level design framework at the provincial level, including supporting policies, standard systems, production capacity layout, and talent team building for prefabricated buildings. Under the condition of almost zero foundation, the province has determined that the area of prefabricated construction projects will be 82, 435, and 11 million square meters in 2018, 2019, and 2020, respectively, and the rapid development has been doubling each year in the past three years. It is a foregone conclusion that the prefabricated building area will exceed 20 million square meters by the end of 2021, and it is expected to double for four consecutive years. At the same time, due to the use of prefabricated buildings, Hainan Province will achieve a source reduction of construction waste of approximately 220,000 tons in 2020.

Liu Lianwei, deputy director of the Provincial Department of Housing and Urban-Rural Development, said in an interview that vigorously developing prefabricated buildings is a major change in construction methods and an important measure to promote supply-side structural reforms and the development of new urbanization. It is of great significance to promote the construction of ecological civilization, the deep integration of the construction industry and the industrialization of information technology, the cultivation of new industries and new kinetic energy, and the promotion of the resolution of excess capacity. At present, the proportion of prefabricated buildings in newly built prefabricated buildings still has a lot of room for improvement.

The industry believes that the production of components in factories in prefabricated buildings is not affected by the natural environment such as severe weather, the construction period is more controllable, and the industrialization methods are less or even not dependent on human factors. Effectively avoid the common problems of traditional buildings such as water leakage and horizontal deviation, and achieve the goal of "building a house like a car".
