The third batch of 17 cases of centralized land supply in Guangzhou, prefabricated construction has become the mainstream

On December 2, Guangzhou ushered in the third batch of centralized land supply. A total of 17 plots were sold, with a total land area of over 120 hectares, and a total starting price of about 43.4 billion yuan. Among them, 13 plots were sold with 30.2 billion yuan collected, and 4 plots were unsold. Compared with the previous two centralized land supply, the results of this centralized land supply basically met expectations. Compared with the second batch of centralized land supply, the situation where more than half of the plots were sold is more stable, and there is no "overheating" phenomenon that the first batch of centralized land supply has been auctioned for multiple rounds of bidding. Following the 46 and 48 parcels requiring prefabricated construction in the first and second batches of centralized land supply respectively, the 17 parcels sold in this batch also all have requirements for prefabricated construction.


From a regional perspective, the land supply this time includes 1 in Haizhu District, 3 in Baiyun District, 2 in Huangpu District, 1 in Panyu District, 4 in Nansha District, 1 in Zengcheng District, and 1 in Conghua District. The total land area is 85.60 hectares, the construction area is 2.26 million square meters, and the total transaction volume is 30.263 billion yuan, which is equivalent to the floor price of 13,391 yuan/square meter.


In general, the third batch of centralized land supply in Guangzhou continued the situation in which central enterprises and state-owned enterprises dominated the second batch of centralized land supply. The participation of municipal and district-owned state-owned enterprises is also more critical. In this land auction, Poly Development won three consecutive plots, of which Poly Development's subsidiary won the AH0801012 plot at No. 63 Huazhou Road, Haizhu District at a reserve price of 3.836 billion yuan. Poly Development's subsidiary company bid 3.835 billion yuan for the land on the north side of Lifeng, Shilou Town, Panyu District; Poly Development's subsidiary company settled in Zhu Village, Zengcheng District, Zi Zengcheng District for 2.054 billion yuan. The company with the largest amount of land acquisition is Knowledge City Holdings. In Huangpu, we acquired two plots of CPPQ-A4-3, CPPQ-A4-3, west of Line C of Changlingju Waihuan Road, south of Changxian Road, south of Changxian Road, and east of Luoling Road, the total amount of land acquired is about 9.95 billion yuan. The proportion of the area of the two plots requiring the bidder to implement prefabricated buildings is not less than 100% of the floor area ratio of the plot.


Nansha Construction also won the three parcels, all of which are located in Nansha; in addition, Baiyun Urban Construction and Shijing Association won two parcels in Baiyun, and Guangzhou Chengtou and Guangzhou Metro took one parcel each. Galaxy Real Estate, the only private enterprise that acquired land in this centralized land supply, won the bid for the DH0502012 plot of Hengli Island tip in Nansha District. The unpatched plots are the plots near Huangpu Guangshan Highway, the plots of Yunxing Village in Conghua Hot Spring Town, and the plots 1 and 2 of Piaofeng Road in Panyu.


With this transfer, the three batches of residential land transfer in Guangzhou have been completed this year. As of now, Guangzhou has supplied 709.05 hectares of residential land this year, with a construction area of 17.6462 million square meters, which has exceeded the annual residential land supply plan. Among the three batches of land supply this year, prefabricated buildings are becoming one of the mainstream directions for the development of Guangzhou's modern construction industry. In recent years, China’s prefabricated building plans have been introduced intensively. Under the guidance of development plans and incentive policies, the Guangzhou Municipal Government has continued to innovate working methods, the layout of the prefabricated building industry chain has become increasingly complete, and the development momentum has been good. In 2020 alone, Guangzhou's land transfer requires a supporting prefabricated building area of more than 14 million square meters. More than 10 million square meters of prefabricated buildings were newly started throughout the year, and a good development pattern of "6 major national demonstration bases + 10 provincial demonstration projects + 23 provincial demonstration bases" was formed.
