An analysis of the market status and development prospects of the prefabricated construction industry in Jiangsu Province in 2022

1. The development history of prefabricated buildings in Jiangsu Province

In 2015, the “Several Opinions on Bidding and Bidding Activities of Prefabricated House Construction Projects (Draft for Solicitation of Comments)” drafted by the Jiangsu Provincial Construction Engineering Bidding and Bidding Office proposed specific measures to promote the rapid and healthy development of prefabricated housing construction projects. In 2016, Jiangsu Province began to adopt compulsory requirements for the use of prefabricated buildings. For the first time, the mandatory requirements for "prefabricated buildings" appeared in the remarks of urban plots in Nanjing, Jiangning, Jiangbei and other cities.

2. Development status of prefabricated buildings in Jiangsu Province

——Prefabricated Building Demonstration City in Jiangsu Province

In November 2017, the Ministry of Housing and Urban-Rural Development released the first batch of prefabricated building demonstration cities. Three cities in Jiangsu Province were selected as demonstration cities, namely Nanjing, Haimen, and Wujin District of Changzhou. Until mid-September 2020, the second batch of prefabricated building demonstration cities was released, and Nantong and Yangzhou in Jiangsu Province were elected as demonstration cities.

——Supporting development of prefabricated buildings in Jiangsu Province

In 2018, Jiangsu Province released the second series of prefabricated buildings. A total of 49 construction companies, 66 supervision companies, 76 parts and component production bases, and 89 testing institutions were selected. The application and review of the 2018 prefabricated building awards and supplementary projects were carried out. 28 projects covered prefabricated concrete structures, steel structures, wooden structures and composite structures. The demonstration projects are complete in variety and advanced in technology, and the demonstration and leading effect is gradually emerging. Carried out the declaration, on-site inspection and review of the provincial-level construction industry modernization demonstration parks and demonstration bases, and a total of 4 demonstration parks and 49 demonstration bases (3 integrated application categories, 8 design research and development categories, and 38 parts production categories). In the Provincial Urban and Rural Construction System Excellent Survey and Design Award, a separate "prefabricated building" project was set up. Two projects won the second prize and two projects won the third prize. In the "Yangtze Cup" appraisal, the category of "Prefabricated Building" was set separately, and 2 projects were selected. According to the data from the "14th Five-Year Plan for the Construction Industry of Jiangsu Province", during the "13th Five-Year Plan" period, a total of 5 national prefabricated building demonstration cities and 27 industrial bases (parks) have been created.

——Newly-started prefabricated buildings in Jiangsu Province

In 2016, the newly started prefabricated building area in Jiangsu Province was 5.81 million square meters, and the completed prefabricated building area was 3.6 million square meters. Newly started prefabricated buildings accounted for 4.2% of the total newly started building area, and completed prefabricated buildings accounted for 3.6% of the total completed building area. According to the data of the "14th Five-Year Development Plan for the Construction Industry of Jiangsu Province", by the end of the "13th Five-Year" period, the proportion of green buildings in cities and towns in the province has reached 98% of new buildings. The prefabricated buildings accounted for 30.8% of the newly built building area, and the newly started prefabricated buildings accounted for 50% of the newly started building area in the same period.

3. Development plan for prefabricated buildings in Jiangsu Province

In 2021, the Department of Housing and Urban-Rural Development of Jiangsu Province issued the "Fourteenth Five-Year Development Plan for the Construction Industry of Jiangsu Province", which clarified the three major goals for the development of the construction industry during the Fourteenth Five-Year Plan.
