1. Analysis of the development of prefabricated buildings in Guangdong Province

Guangdong Province is one of the earliest provinces in the country to develop prefabricated buildings, and it is also one of the provinces with extremely uneven development. As early as 10 years ago, Guangdong Province responded to the request of the Ministry of Housing and Urban-Rural Development to actively promote residential industrialization, and promoted assembly, green, energy-saving, and intelligentization as the key contents of residential industrialization. But overall, the development of prefabricated buildings in Guangdong is extremely unbalanced. Except for a few areas such as Shenzhen, the development of other regions is relatively slow. At present, the development of prefabricated steel structures is generally good, and the development of PC structures and wood structures is relatively lagging.

According to data from the Department of Housing and Urban-Rural Development of Guangdong Province, the newly built area of prefabricated buildings in Guangdong Province has increased year by year from 2017 to 2010.

According to the data disclosed by the Guangdong Provincial Housing and Urban-Rural Construction Work Conference, in 2019, Guangdong Province vigorously developed prefabricated buildings, issued 6 local prefabricated building standards, 12 cities issued implementation opinions and special plans, and the newly built prefabricated building area exceeded 20 million square meters. In 2020, 56.9792 million square meters of prefabricated buildings were newly started in the province that year, accounting for 15.01% of the newly started prefabricated buildings in cities and towns that year.

——Supporting development of prefabricated buildings in Guangdong Province

Guangdong Province has perfected the development system and mechanism of prefabricated buildings, improved supporting policies and technical standards, cultivated pilot demonstrations, promoted the accelerated development of prefabricated buildings, and formed a certain-scale prefabricated building industry chain. According to data from the Department of Housing and Urban-rural Development of Guangdong Province, in 2020, Guangdong Province has identified 1 national prefabricated building demonstration city, 2 provincial prefabricated building demonstration cities, 21 national prefabricated building industrial bases, and 66 provincial prefabricated building industry bases. There are 53 prefabricated concrete prefabricated parts enterprises in the province, 233 production lines, and a designed production capacity of about 5.3702 million tons. There are 18 prefabricated steel structure component enterprises, 67 production lines, and a designed production capacity of about 2.368 million tons. A large-scale prefabricated building prefabricated component industry cluster is initially formed, and the industrial chain is basically formed.

2. Development plan of prefabricated buildings in Guangdong Province

On June 8, 2021, the Department of Housing and Urban-Rural Development of Guangdong Province issued an announcement on publicly soliciting opinions on the "Fourteenth Five-Year Development Plan for the Construction Industry of Guangdong Province". It is proposed to add 5 prefabricated building demonstration cities, 50 industrial bases and 100 demonstration projects during the "14th Five-Year Plan" period, and propose different key tasks for the development of prefabricated buildings according to regional development differences.

3. Development prospects of prefabricated buildings in Guangdong Province

According to the "Implementation Opinions of the General Office of the People's Government of Guangdong Province on Vigorously Developing Prefabricated Buildings" issued by Guangdong Province, by 2020, prefabricated buildings in major regions will account for more than 15% of the newly built building area, and the remaining regions will account for 10%. By 2025, the main areas will reach more than 30%, and the remaining areas will reach 20%. The Prospective Industry Research Institute predicts that the scale of newly-started prefabricated buildings in Guangdong Province will reach 119.1 billion yuan by 2021 and 334.7 billion yuan in 2025.
