On November 3, the reporter learned from the Office of the Leading Group for Building Industrialization in Hefei that a special inspection of the quality of prefabricated buildings in the city has been organized recently. After investigation, the Longxing Homeland Reconstruction Project was notified and dealt with, and the quality of "building blocks" to build houses needs to be further improved in the future.

Over 100 civil prefabricated projects under construction in the city

As of the end of September this year, there were 106 civil prefabricated construction projects under construction in the city, with a construction area of 13,256,300 square meters, and 30 new projects with a construction area of 2.889 million square meters. The prefabricated buildings accounted for 18.87% of the newly built building area, and the prefabricated building area increased by more than 50% annually.

The inspection team randomly selected 8 prefabricated construction projects under construction in various counties and districts, with a total construction area of 1.3 million square meters, of which the prefabricated building area with an assembly rate of more than 50% was 900,000 square meters. The design quality, construction quality, and production quality of prefabricated components of prefabricated buildings were comprehensively inspected by sampling project entities, sampling prefabricated components and connectors, raw materials, and consulting data.

"1+5" construction model is basically mature

The projects in this spot check include both prefabricated affordable housing and commercial housing, as well as prefabricated steel structures and prefabricated concrete structures. The project involved 8 construction units, 4 local general contractors, 4 foreign general contractors, 7 supervision units, and 8 design units, and implemented full coverage inspections of the city's component factories.

The inspection found that the "1+5" construction mode promoted by the city's prefabricated buildings is basically mature at this stage. The prefabricated buildings have been effectively controlled from project planning, scheme design, deepening design to component production, transportation, installation, and acceptance. Grouting workers, hoisting workers and other key positions gradually formed a stable professional team, prefabricated building aluminum formwork has been widely used, post-pouring concrete molding quality has been greatly improved, steel structure cast-in-place floor slab free construction, material saving and efficiency increase, and significant results .

The production quality of prefabricated components needs to be improved

During this inspection, some problems were also uncovered. For example, in terms of design quality, the facades of some projects are complex, and the design optimization is not enough. Some components are overlong and overweight, causing hidden risks such as production, transportation, and installation.

In the construction process, the position, spacing, and thickness of the protective layer of some components have large deviations, and the overhanging steel bars are bent at will. The provision of temporary support points for prefabricated components in stairwells, balconies, etc. is unreasonable; the safety protection measures for the outer wall panels of some projects are not in place, etc. During the inspection, it was found that the product quality was not strictly controlled, reflecting that the production quality of prefabricated components still needs to be improved.

"A total of 84 questions were raised, 13 opinions were issued, and more than 140 questions were raised." The relevant person in charge stated that, for example, as an important rebuilding site project, the Longxing Home Project identified problems this time, so the person in charge of the project construction unit was criticized. The general contractor Shanghai Baoye Group Co., Ltd., and the design unit Anhui Urban Construction Design and Research Institute Co., Ltd. were all given bad behavior records and deducted credit points.
